• 455 tenant problems

From MICHAEL LOO@1:123/140 to JIM WELLER on Wednesday, May 29, 2019 10:23:00
if there were no tenants or bad tenants in arrears I
    worked for free.
    (so) careful choosing tenants too.
Makes sense. But what happens when you rent to
a deceptively cleancut and sober-looking tenant
who turns out to be a checkered demon in disguise?
You get them out as quickly as possible. Depending on circumstances

That goes almost without saying, but from what I've
heard in my haunts (Massachusetts and California mostly)
evictions can be really hard, the evictees having quite
a bit of legal recourse and plenty of young law grads
to take the cases for practice before practice if
    nothing else.

sometimes legally with a hearing at the government consumer affairs
rental office to terminate a lease, followed up if necessary with a
bailiff to enforce an eviction (takes 30-60 days) and sometimes

So that legal process can take quite a while,
so making a bad guess can be quite costly.

using creative extra-legal methods. I knew guys who could make a
house go empty in 24 hours for a fee, who were tougher and meaner
than your average checkered demon. As well if they were dealing, the
police would be happy to help but I'd probably have to buy a new
front door after they using a battering ram on the old one.

Of course there is that, but in the aforementioned
jurisdictions such guys could easily be charged with
    a&b among other things.

Yellowknife adopted the Energuide 80 standard
construction costs go up 20% while utilities are reduced 50%.
    What's the breakeven time?
Well the house might cost $180 psf to build vs $150 to build. So
    about a $48,000 premium for a 1600 sf place like mine. With a 3.5%
mortgage the monthly payments go up $245 while heating and power
bills go down from $700 to $350.

Sounds like a pretty good deal for those with
    decent credit.

As well there are federal grants and rebates on energy efficiencies,
utility prices will undoubtedly rise over the years while the
mortgage balance declines so the deal gets sweeter in the future and
people cut their household greenhouse emissions in half.

    No-brainer.

Title: Lithuanian Baked Eggs with Ham or Bacon
    6 Eggs
150 g (1/4 lb) bacon or smoked ham
    Thinly sliced
    Salt and pepper to taste

More rich Lithuanians. Such a dish would be
welcome on any table in, well, Christendom, anyway.

... Racial profiling! A waiter in a Chinese restaurant gave me a fork.

What kind of potato do you want ... oh, I guess
you want rice. Heard that a hundred times. Often
I will use fork and spoon when my white friends
use chopsticks, depends on the dishes involved.

    Squirrel sauce
    categories: game, sauce, main
    servings: 2

2 grey squirrels, (cleaned, skinned), quartered
    500 ml red wine
    6 cloves
    olive oil
    1 lg onion, finely chopped
    2 cloves garlic, finely chopped
    3 tomatoes, roughly chopped
    2 tb tomato puree
    1/2 ts salt
    black pepper

Marinate the squirrel with the wine and cloves overnight.

The next day, fry the onion in plenty of olive oil, and
when nearly done add the finely chopped garlic.

Add the squirrel together with its marinading liquid
(minus the cloves), bring to a boil, turn to minimum and
simmer gently 2 hr or until the squirrel is very tender.
Remove the squirrel from the pan, set aside and let cool.

Add the tomatoes, tomato puree and salt to the pan, bring
to a boil and simmer gently until you have a thick sauce.

Remove the squirrel meat from the bone, return to the pan
and cook slowly for 5 min. Season with freshly ground
    black pepper before serving.
